How The White Mountains AZ MLS Works



A Multiple Listing Service (MLS) is how REALTORS cooperate to offer the Real Estate consumer the best possible service.

As Members of the White Mountains Association of Realtors MLS, we can show and sell any property in the White Mountains!

How? Cooperating Brokers permit their listings to be listed on MLS thereby allowing any licensed Real Estate Agent working through his/her Broker to "sell" property listed by any and all cooperating Brokers. Each REALTOR and his/her Brokerage pay for the MLS Service. This is important for the Real Estate consumer because it actively encourages and allows REALTORs to search for every possible property according to the Buyer's criteria without limiting that search to just "in-house" listings.

How do commissions work? That's a good question. The Seller agrees to a commission with the "Listing Broker". Then, the Listing Broker offers (via MLS)a percentage of his commission to any Broker, who then "splits" that commission with his/her Selling Agent for successful sale of the property. Buyers do not pay commissions to their agent.

Why go to another Real Estate Agency (Broker) other than the Listing Broker to buy a property? Another good question. While all Real Estate Professionals are bound by the Code of Ethics to give fair, honest representation to the public, a Listing Broker and his Agents have first duty to their Seller. Although negotiations on a property are expected to be fair, they should also be "friendly" adversarial. So, it's very helpful for a Buyer to have an Agent working just for him or her.
